1. Acceptance of Terms

By accessing or using Estayo ("the Platform"), you agree to be bound by these Terms of Service. If you do not agree, do not use the Platform.

2. About Estayo

Estayo is a community living platform that connects people seeking share housing and subletting arrangements across Australia. We act as a marketplace — we do not own, operate, or manage any listed properties.

3. User Accounts

You must be at least 18 years old to create an account.
You are responsible for maintaining the security of your account credentials.
You must provide accurate and truthful information during registration.
We reserve the right to suspend or terminate accounts that violate these terms or engage in fraudulent activity.

4. Hosts

If you list a property on Estayo, you agree that:

You have the legal right to sublet or share the listed property.
Your listing information (description, photos, pricing, availability) is accurate and not misleading.
You comply with all applicable local, state, and federal laws regarding subletting, tenancy, and housing.
You are solely responsible for the condition and safety of the property.

5. Guests

If you book accommodation through Estayo, you agree that:

You will treat the property with reasonable care.
You will comply with the house rules specified in the listing.
You understand that Estayo does not guarantee the condition, safety, or suitability of any listed property.
Any disputes between hosts and guests are to be resolved between the parties, though Estayo may assist with mediation.

6. Community Guidelines

Users participating in Estayo communities must:

Be respectful and constructive in all interactions.
Not post discriminatory, harassing, or offensive content.
Not spam, advertise, or promote unrelated services.
Report any suspicious activity or scams to our team.

7. Content

By posting content (listings, photos, community posts, reviews) on Estayo, you grant us a non-exclusive, royalty-free licence to display that content on the Platform. You retain ownership of your content and may remove it at any time.

8. Prohibited Activities

Creating fake listings or fraudulent accounts.
Collecting personal information from other users.
Attempting to circumvent platform fees or policies.
Using the Platform for any illegal purpose.
Uploading malware or harmful content.

9. Limitation of Liability

Estayo is provided "as is" without warranties of any kind. We are not liable for any damages arising from your use of the Platform, including but not limited to property damage, financial loss, or personal injury resulting from subletting arrangements.

10. Dispute Resolution

Any disputes arising from these Terms shall be governed by the laws of New South Wales, Australia. You agree to attempt informal resolution before pursuing formal legal action.

11. Changes to Terms

We may update these Terms from time to time. Continued use of the Platform after changes constitutes acceptance of the revised Terms.
